Am looking for a property caretaker job
I have a lot of experience in property management have worked Various real estates companies here in Nairobi
CARETAKER/SITE SUPERVISOR- MAIN DUTIES
RESPONSIBILITIES HELD
➡️Follow up rent and service charge defaulters both in written and personal visit.
➡️Making sure utilities bills are paid in time i.e. Water, electricity and other bills like land rates.
➡️Forward of rent invoices to tenants on monthly/quarterly bases.
➡️Management of crisis situations in the site/building when they occur.
➡️Supervision of service provider i.e. cleaner, security, plumbers, electricians and gardeners.
➡️To supervise and inspect general maintenance and repairs of the buildings/site
➡️Writing and emailing property reports.
➡️Showing the clients the vacant offices and warehouses

COMMON AREAS MANAGEMENT

➡️ Ensure Cleanness of common areas on daily bases.
➡️Ensure that there are adequate cleaner, guards and gardeners and checking on their attendances.
➡️Ensure quality materials are used in the building/site.
➡️Ensure lawns mower and gardening is well maintained as per the contract agreement.
SECURITY
➡️Ensure that guards are presentable and in attendances and alert.
➡️Ensure all visitors are all booked in visitor's book at main entrance.
➡️Liaising with security firm in ensuring that manning, patrolling of the building/site is efficiently covered.
➡️Meeting with senior security officers for operational changes.

RENT AND SERVICE CHARGE COLLECTION

➡️Ensure tenants pay in time and their accounts are up to date.
➡️Collecting and forward all cheques and bank slips to accounts department.
➡️Updating the property manager/director on rent, service charge collection and any other issues related to the site or the building on weekly bases or when the need arise

MAINTENANCE
➡️Overseeing the contractors in the building/site and co-coordinating them.
➡️Monitoring of water inflow and the plan to use if there is any shortage.
➡️ Ensure firefighting equipment are serviced regularly or as per the contract.
➡️ Ensure tenants they don't temper with any installed facilities.
➡️Inspecting the building/site and report the needs for repairs.
➡️Carrying out small repair work i.e. replacing of expired bulbs, sockets, switches, ball valves and leaking taps and unblocking of water sinks and sewer plant pumps.
➡️Making sure tenants and their visitor car are parked at their designated area.
➡️Checking and taking readings from generator, water meter and electricity meters.
CUSTOMER CARE

➡️Attending on day to day bases of the tenants complains.
➡️Holding meetings with junior's staffs on monthly bases or when need arise
