The Tenant Purchase Scheme (TPS) is a facility that allows you to purchase an apartment through regular payments with a maximum payment period of 15 years. Upon qualification into this scheme, you will be required to pay an initial deposit of 10 % of the purchase price and take occupation of the unit, the balance being payable through monthly installments of up to 15 years. This facility attracts interest of 12% per annum, but on reducing balance.
The sale prices for the units are:
4 Bedroom - 17.1 Million
3 Bedroom - 14.2 Million
2 Bedroom - 11.4 Million(Sold)
Currently we have exhausted the 2-bedroom units under the Tenant Purchase Scheme.
For instance with the 3-bedroom, you will be required to pay an initial minimum deposit of KES 1,420,000. This is the required minimum for this facility, but you can make a larger initial deposit to have a lower outstanding amount. The balance of the purchase price, KES 12,780,000, will be payable through monthly installments up to a maximum of 15 years. At 12% interest per annum, this will be KES 153,382.00 per month.
OCCUPATION is upon payment of minimum 10% deposit, 1st month installment, 1st year insurance appx 79K and legal fees. So with about 1.8M you are set to either move in or start collecting rent immediately.
Do remember that the facility is on a reducing balance and thus you are at liberty to make bulk payments to reduce your exposure to the interest charges. Other payments required as you start the process are: Insurance Premium paid annually and Legal fees.
